    • Marketing Vacant Rentals

    We market your rental property across dozens of websites. A professional listing is prepared for your property, including photos, details about amenities, and an online rental application. Our friendly office staff is available six days per week to answer questions about amenities, utilities, rental requirements, and more. Your property is shown to prospective renters by appointment or through the use of smart lock-box technology.

    • Tenant Screening

    Rental application requirements are based on credit, income, and rental history. All applicants are thoroughly screened after applying online or in one of our offices. Rental Applications are processed as quickly as possible.  Only qualified applicants are selected to rent your property.

    • Executing Lease Agreements

    All tenants sign a Lease Agreement before moving into your property. An experienced Property Manager reviews the agreement with your new tenants and answers any questions they may have. The Lease Agreement is signed by a Property Manager or Broker on your behalf. The Lease Agreement is designed to protect your interests as a Landlord.

    • Rent Collection

    Our office collects the first month's rent and security deposit before new tenants move in to your property. Tenants are given access to a Tenant Portal where rent can be paid online each month. Some tenants opt to pay rent in our office or by postal mail instead. All funds collected on your behalf are securely deposited and held in an account at a reputable depository. 

    • Inspections, Maintenance & Repairs

    A Move-in Inspection is completed before new tenants move in to your property, and a Move-out Inspection is completed when your tenants move out. A Health & Safety Inspection of your property is completed approximately once every twelve months. A detailed report is completed during each inspection, accompanied by photos.

    Maintenance and repairs are coordinated around the clock by our experienced Property Managers. We make sure your rental property is well maintained while occupied by tenants. We coordinate cleaning, painting, and other common turn-around repairs when your property is vacant. A member of our staff is on call 24 hours per day in the event a plumbing or other water related emergency occurs.

    Only trusted and reputable vendors are hired to work on your property, all of which are fully licensed and insured to protect your interests. When you are ready to make capital improvements to your property our Property Managers will obtain estimates from experienced contractors, ensuring you get the best quality and pricing possible.

    • Accounts Payable

    Management fees, maintenance expenses, and other property related expenses are paid from your account each month as needed. 

    • Electronic Owner Deposits

    Your Owner Payments are processed electronically. No need to deposit a physical check at the bank.

    • Monthly & Year End Financial Reporting

    Monthly Owner Statements are emailed and uploaded to your Owner Portal each month. A wide array of reports are available upon request. Your Annual 1099 Statement and Cash-Flow Report are provided electronically and/or by mail based on your preference.
