Leasing Guidelines

Finding a home doesn't have to be complicated and time consuming. Here are some tips to help you save time and avoid confusion as you navigate the application and renting process.


Rental listings

Our rental list is updated several times each week and is the most current source of information for available homes and apartments. If you interested in any of the properties listed for rent, or have any questions about rental rates, amenities, lease terms, or other details, please contact our office.


View homes

Video tours are often available for rental homes listed as Available Now. Most available homes require an approved rental application before viewing in-person.


Submit a rental application

  • Before applying to rent a home please review our rental policies and procedures. If you do not agree with any of the terms or conditions, do not submit an application.


  • A complete and separate application is required from anyone 18 years and older who will reside at the property. All blanks on the application must be filled in. Countryside Property Management requires $45.00 as a processing fee to check income, rental or home ownership history, credit history and eviction history. The fee is non-refundable if the application is processed. Personal checks will not be accepted for payment of the processing fee. All applications must be submitted to a Countryside Property Management office or online. To submit an online rental application, navigate to the property of your choice on the rental list and click the ‘Apply Now’ button.


  • Application processing normally takes 3-5  business days. Rental applications are processed on a first come, first served basis. Processing can be delayed if other applications have been submitted for the same property. Processing time can vary depending on our ability to verify required information with third parties. If your application is denied, you may begin the application process again only after a period of six months has passed. Applications will not be pre-screened. Once an application has been completed, you will be notified of the result via email and/or text message. An approved application does NOT guarantee you any property. An approved application will only determine your eligibility to rent a property you have qualified for.


  • A credit report will be obtained for each applicant. Credit reports from outside sources will not be accepted. Cosigners will not be accepted. Co-applicants may be admitted to assist with the necessary requirements. Bankruptcies that have not been discharged will disqualify application. Any past eviction will disqualify an application. Rental references are considered unverifiable if, after three business days, your landlord has not returned Countryside Property Management’s phone calls or faxes. All income must be lawful and verifiable.


  • If the property you are interested in is available now, you can pay the first month's rent and security deposit, sign a lease agreement, and complete a move-in inspection within 3-5 business days. Alternatively, a consideration fee equal to 50% of the first month’s rent may be paid to reserve the property for up to ten days. A consideration fee must be in the form of a cashier’s check or money order only. The fee is non refundable. For homes not yet available for move in, paying a consideration fee will reserve the property for up to ten days from the date of availability. The first month’s rent, security deposit and any other applicable deposits must be paid when the lease agreement is signed, also in the form of a cashier’s check or money orders.

   


Frequently asked questions

 

​Is renters insurance required?

Yes. Renters insurance is required. Renters insurance policies cover loss to your personal property and protect you if you are responsible for injury to others or property damage. You must provide evidence of renters insurance before you move in. Residents who enroll in a Resident Benefits Package are automatically covered. Renters insurance can also be purchased directly through the resident portal.


​Do you allow pets?

​Pets are allowed on a case-by-case basis, with strict limitations and prior written landlord consent. Not all properties allow pets. Pets are not automatically approved, approval is based on the property owner’s discretion and our guidelines.​

  • Maximum of 2 pets
  • No puppies under 6 months old.
  • Prohibited breeds (purebred or crossbred): Doberman Pinscher, Pit-Bull, Rottweiler, Great Dane, Presa Canario, Cane Corso, and Wolf Hybrid. Other breeds may be restricted by the homeowner’s insurance.
  • Additional security deposit of at least $300 per pet.​ (varies by property)
  • All pets must be listed on the application, with a current photo provided. 
  • Service or emotional support animals are not considered pets and follow separate laws (California Civil Code § 54.2​, Federal Fair Housing Act). If you believe your animal qualifies as a service or assistance animal, provide the relevant documentation when submitting your rental application.


What are your ​rental requirements?

To qualify, applicants must meet the minimum criteria outlined in our rental policies and procedures.


Do you accept co-applicants?

Yes, co-applicants may be accepted to help meet the income, credit, or rental history requirements. Cosigners are not accepted.


Do you accept increased security deposits if we don't meet the credit requirement?

No, increased security deposits are not accepted. Applicants must meet the minimum criteria to qualify.


If our application is denied, can we apply for another rental?

If your rental application is denied, you cannot reapply for any property for 6 months from the denial date.


Is a separate rental application required for each property?

No. If your application is approved, you may rent any available property, subject to income limitations.


Do you accept bank statements for income verification?

No. Bank statements are not accepted for income verification.


Does bankruptcy disqualify me from renting?

Undischarged bankruptcies will disqualify an application. Discharged bankruptcies are not automatically disqualifying but will factor into your credit score and positive credit rating. Please provide details with your application.


Is living in a home owned by a relative considered verifiable rental history?

No. Rental history must exclude renting from family or friends. Verifiable rental history requires favorable references from unrelated landlords or proof of homeownership.
