Most insurance companies allow you to apply for a renters insurance quote online, over the phone, or in-person. You can also purchase a renters insurance policy with FolioGuard Renters Insurance by AIS through your Online Portal. You are not required to purchase a FolioGuard renters insurance policy, but it is a simple and convenient option if you do not already have one.
Except for special circumstances, all utilities will be active at the time you move in. The applicable utilities should be transferred into your name on or before your move-in date. Some utility companies and municipalities will require a copy of your signed lease agreement before utilities can be transferred. When a signed lease agreement is required, you are allowed up to two additional business days before utility services are disconnected.
The exterior door locks will be re-keyed 2-3 business days after your move-in date, ensuring that you receive a unique set of keys to your home. A locksmith will contact you directly to schedule an appointment. In some cases, the locks are re-keyed before you move in. A copy of the key for your home will be provided to management after the locks have been re-keyed.
Rent payments can be made from your online portal using a bank account, debit card, or credit card. Additional fees are applicable for online payments. You may also pay your rent in the form of a personal check, cashier's check, or money order, delivered to the office in person or by postal mail. Cash payments are not accepted in the office. A Pay Slip will be provided to you, allowing you to make cash payments at designated third-party locations.
In case of a maintenance emergency outside of normal business hours, please call the 24-hour emergency number provided on your move-in day. Maintenance emergencies include electrical failures, fires, lack of water, heat, or cooling, major plumbing leaks, clogged sewage lines, and broken locks.
Making repairs, alterations, or improvements to the home is not allowed without prior written consent from management, including painting, wallpapering, adding or changing locks, installing satellite dishes, security alarms, trampolines, or above-ground pools.
Lease agreements are renewed on a case-by-case basis. Homeowner approval is required. Please contact our office approximately 90 days before your lease agreement expires if you are interested in renewing. An inspection of the home is usually required before renewal can be considered.
Pets will not be allowed if the home you are renting has a No Pet policy. A pet may be considered after you have moved in, at the homeowner's discretion, and according to the pet policy outlined in our leasing guidelines.
